Sellers Are Cutting Prices Before Buyers Even Push Back

In the week of August 24, price cuts and a heavy inventory pool point to a market where buyers, not sellers, are setting the terms.

In the week of August 24, price cuts and a heavy inventory pool point to a market where buyers, not sellers, are setting the terms.

This is a buyer's market right now, and the numbers aren't subtle about it. Eight months of supply are sitting on the shelf, and the typical home here has taken 67 days to sell. Neither figure describes a market where sellers hold the leverage.

The clearest evidence isn't the supply count. It's what sellers are doing about it.

Thirteen homes had their asking price cut this week, against a market where the median list price sits at $340,000. That's not a market quietly correcting itself. That's sellers moving first, before a buyer even has to ask.

The steepest cut belonged to the newest big listing in the market: a six-bedroom home on Kachina Loop, on the market only 23 days, that came down $19,900. A cut that size, that fast, on a listing barely three weeks old, isn't a seller testing patience. It's a seller reading the room early.

Compare that to a listing on Prospector Trail, which sat for 174 days before its owner trimmed the price by just $500. Same market, opposite instinct. One seller cut early and hard. The other waited nearly six months to move a few hundred dollars. Both ended up on the same week's cut list. Only one of them still has real room to negotiate before a buyer walks in.

Behind both decisions sits the same backdrop: 179 homes are active for sale right now. Just 10 new listings joined them this week, and only 21 sold. The standing pool isn't draining quickly, and sellers who priced for a faster market are finding that out in real time.

Pricing still matters more than most sellers want to admit. Homes asking under the market's median have taken a median 58 days to sell. Priced right, a home still moves in under two months. Priced hopeful, it joins the queue behind everything else sitting active.

If you're buying, this is a market that rewards patience. With eight months of supply and thirteen fresh price cuts logged this week alone, there's little reason to chase a number a seller hasn't tested yet. Let the listing come to you.

If you're selling, price to the 58-day home, not the 67-day median. The Kachina Loop cut shows what happens when a seller corrects course after just three weeks. The Prospector Trail cut shows what happens when they wait months to do the same thing. Neither one looks like leverage. The seller who moves first keeps more of it.

What's worth watching next: whether the pace of cuts holds or fades, and whether the standing pool of active listings starts clearing faster than new ones can replace it. Until that balance shifts, buyers are the ones setting the terms.
